Picturesque rural life in the heart of Johnson County IA

We're a small community of 51 homes, located right on the Coralville Reservoir just northeast of the Coralville Dam. By car, we're located at the southern end of Anchorage Road NE, just off of Sugar Bottom Rd NE, easily accessible from Highway 1. The association encompases Overlook Rd. NE, Sunset Dr. NE, Lake View Dr. NE, and Tower Site Dr. NE. Interestingly, Anchorage Road NE used to be a part of Prairie Du Chien Rd, and by extension old Highway 1, before the Coralville Reservoir was created in the 1950s. The county has some great historical imagery of the development of this area on the Property Information Viewer. These days, we're at the end of a dead end road, with excellent views of the lake, and immediate access to the lake and the many acres of Army Corps of Engineers land surrounding it. Even so, we're only a 15-20 minute commute into downtown Iowa City, and 30 minutes from Cedar Rapids.

Covenants Bylaws and Resolutions:
In the last few years we've worked to modernize our corporate structure as well as our physical infrastructure. You can find a copy of our current covenants document and corporate bylaws at the links below, as well as a list of resolutions adopted at annual meetings.
Water/CCR:
Our community water and sewer system is operated by a Grade-2 certified operator who also works for the City of Solon. The systems are routinely monitored and regularly inspected by the Iowa DNR. Recent infrastructure upgrades include the installation of a new sewage lift station, installation of flow meters, and an upcoming project to replace the aerators in the sewage treatment plant. Billing

Bookkeeping and Invoicing.

Starting in January 2025, we are handling billing for members and invoicing for contractors, as well as tax preparation and general bookkeeping, through Iowa Office Services. For more information, or to report any issues/questioins, please feel free to contact us.
